Bedford House is five minutes’ walk to the heart of Balham, with the underground and railway stations. You can get to Waterloo or London Bridge in 15 minutes, Clapham Junction in 5. Walk in the other direction and you’re seven minutes from Tooting Bec, also on the Northern line.

Balham is the kind of neighbourhood that feels like home, with vibrant independent shops and venues. Enjoy artisan coffee and all-day brunch at trendy cafés like Milk and Brickwood, or dine at the French Gazette Brasserie, Arlo’s steakhouse or Lamberts for seasonal British cuisine. Drinking dens range from Lost & Found cocktail bar to the home of American craft lager at Goose Island Vintage Ale House. Local institutions include the Balham Bowls Club (eccentric pub in an old clubhouse) and The Bedford, a happening mix of theatre, comedy, live music, kids’ raves…

The cooler chains are all in the vicinity – think Chicken Shop/Dirty Burger, Foxlow and Franco Manca – while Bodean’s is just 100 metres away with the Dee Light Bakery and The Dynamo also on your doorstep. For shopping, all your essentials are well catered for, with the likes of Boots, Waitrose and Sainsbury’s, but you can also mix it up with craft beer from We Brought Beer or organic groceries from As Nature Intended.

Head the other way to Tooting, and you’ve got the famous Curry Corridor and the indoor market, buzzing with new bars and restaurants.

Balham has its own leisure centre with a pool, but you’re also in one of London’s greenest boroughs, with three different commons – Clapham, Wandsworth and Tooting Bec (complete with its iconic Lido) – all around one mile away. Not only that, Wandsworth Borough has the lowest crime rate in Inner London and the second lowest council tax in the city. It’s no wonder that Balham was No. 2 in a recent Time Out City Living Survey of the best places to live in London. In 2017, Lonely Planet put Tooting, a short walk away, in the Top 10 coolest neighbourhoods in the world. A Lloyds Bank review in 2016 also put the London Borough of Wandsworth in the Top 20 most popular places for young professionals to buy property across the whole country.

Bedford House – consider it home.
